Mr-Glass Home Additions & ADU: The Riverside Owner’s Guide

We install and service Mr-Glass home additions and ADU systems throughout Riverside, with most full installations running $45,000 – $130,000 depending on square footage, site prep, and finish level. If you’re reading this because a component on your existing Mr-Glass structure has failed, we can usually diagnose the issue quickly and get the replacement part ordered or installed within days, not weeks. Most owners discover a problem the same way: a door that no longer sits square in its frame, glass that fogs between panes, or a roofline that’s started to sag just enough to notice from the curb.

We’re an independent Riverside contractor, not a Mr-Glass corporate entity, which means we tell you the truth about what’s worth fixing and what’s worth replacing. Sometimes the honest answer saves you money.

Which Mr-Glass Models This Applies To

Mr-Glass home additions and ADUs fall into a few distinct series lines, and the part you need depends on which one you have. The original Mr-Glass sunroom and patio enclosure series from the 1990s and early 2000s used a narrow-chase aluminum frame that takes a 5/8-inch insulated glass unit. Later series, including the Mr-Glass attached ADU and freestanding studio models, moved to a wider thermal-break frame and accept a 1-inch double-pane unit. You can’t swap glass between the two series, even if the visible dimensions match, because the chase depth won’t seat properly and the seal will fail within a season.

The quickest way to identify your series is to look at the corner gaskets or the small metal tag riveted inside the top track of a sliding door panel. If the tag reads “MG-A” or “AlumaSun,” you’re in the older series. If it reads “MG-T” or “ThermaSpan,” you’re in the newer. If the tag is gone, a fast measurement of the glass thickness through the frame edge will usually settle it. For Mr-Glass specifically, we recommend OEM seals and rollers whenever they’re still available, because the aftermarket equivalents we’ve tested in Riverside’s summer heat tend to harden and crack a year or two earlier than the factory parts.

Signs Your Mr-Glass Home Addition or ADU Is Failing

  • Condensation or fog between the glass panes. This is the big one. It means the insulated glass seal has failed and the desiccant strip inside the spacer is saturated. In Riverside’s dry climate, fog tends to appear in the cool morning hours and clear by noon, which makes it easy to miss. It won’t self-correct, and the glass’s insulating value is effectively gone.
  • Sliding doors that drag, stick, or jump the track. Riverside’s fine silt dust works its way into roller bearings over time. You’ll feel a gritty resistance at first, then a flat spot develops and the door won’t glide. Forcing it bends the track, and then you’re replacing both the roller and the rail.
  • Water staining on interior drywall or flooring at the sill line. The aluminum sill flashing on older Mr-Glass enclosures tends to pull away at the outside corners after years of thermal cycling. Water follows the gap, runs inside the frame, and shows up as a brown stain far from the actual leak point, often on the interior baseboard.
  • Gaps at the roofline or wall junction, especially after a wind event. The expansion joints between the Mr-Glass frame and your primary structure are sealed with a compressible foam backer and exterior-grade caulk. Riverside’s Santa Ana winds flex the frame enough to crack that caulk, and once water gets behind the seal, the joint begins to separate visibly.
  • A single glass panel that’s cracked from edge to edge, without an impact point. We see this in older Mr-Glass enclosures where the original installation didn’t leave proper thermal expansion room at the frame corners. The frame heats up, expands, and puts pressure on the glass edge until it stress-cracks. It’s not always an impact; it’s often the frame telling you the original install was too tight.

Replacement Cost & What’s Included

For partial repairs, the numbers are specific and honest. A failed insulated glass unit replacement on an older Mr-Glass sunroom panel runs $400 – $900 per panel installed, depending on size and whether we need to match a tint. A full sliding door roller and track replacement is typically $350 – $750. A complete glazing system overhaul on a large sunroom, meaning all seals, rollers, and glass units, lands between $8,000 and $18,000, which is still far less than a new enclosure. For new construction of a Mr-Glass home addition or ADU, the Riverside range is $45,000 – $130,000. What moves that number is site access, foundation type, electrical service upgrades, and whether you want drywall and flooring inside or a bare shell.

Every quote we write includes the parts, the labor, the haul-off, and the written guarantee. The number you sign is the number you pay. If a seal fails or a roller gives out within 365 days, we come back and fix it at no charge. That’s the 365-Day Done Right Promise, and it’s in writing on every job we do in Riverside.

DIY or Call Us?

There are two things you can safely do before calling. First, clean the door tracks. Riverside dust and grit are the most common cause of a sluggish door, and a stiff brush plus a vacuum solves a lot of problems. Second, inspect the outside perimeter caulking at the sill and roof junction. If you see cracks, you’ve found the leak source, and knowing that speeds up the repair when we arrive.

What we don’t recommend is pulling a glass panel yourself. A Mr-Glass panel can weigh 60 to 90 pounds, and the glazing bead on the older series sits under tension. We’ve seen homeowners crack a new panel during install because the frame was out of square by an eighth of an inch and they didn’t know to shim first. By the time you’ve bought the glass, the setting blocks, and the caulk, you’re most of the way to professional labor anyway, and you’ve taken on the risk of a tower of glass coming down in your driveway. Call us at (341) 895-1170 and we’ll give you a number before we pick up a tool.
